Very bad experience with move out process. Deducted total of $1297 and after follow up with move out dedicated team ended up refunding $197 only with multiple follows and took 1-2 months. $1100 deducted for minor scratches on glass top and paint. I have been a resident here for 4 months now, and I am really happy with my decision. The apartment is in good shape, and community areas are always well maintained and cleaned. What really set this apartment apart from other ones is probably the on-site support I’ve gotten from the housing office team. Courtney was one of the agents that had always hosted me with a warm welcome whenever I swing by. I’ve had troubles with many miscellaneous stuff: parking spots, locker storage, broken key fobs, maintenance needs, etc. She was always there to take prompt actions and responses, making sure I’m well taken care of. This is really a dealbreaker for me personally - I’ve had lived in apartments with only remote support before and that just doesn’t feel right. The apartment offers you self guided tour as well so you won’t feel forced or pressure when you’re doing apartment shopping! Highly recommend if you’re looking for a new home.

Update on 12/5/2023: Avalon did a really good job of listening to customers feedbacks and they were able to quickly provide a solution for the issues that I encountered. Since the problem with the leasing application team is now resolved, I am updating my rating to be aligned with my experience with the local team, which I think have been 5 stars. I will keep updating this review and share my experiences during my residency in Ava. Looking forward to the residency with Ava next month! ———————————————- Awful experience in the application process. I applied for a unit on the 23rd Nov with my wife, got a signal from the website that group screening has passed and an associate will contact us soon. No more details or instructions for next step except that brief message. So we went ahead happily for Thanksgiving vacation for honeymoon in Hawaii on 24th and then in the morning of 25th I got an email from the Avalon application team that I have 24 hours to prepare some SSN documents to go over with Avalon over zoom to verify my identity. I was totally caught off guard since from no where did I see possible followup with SSN verification in the process. We really like the apartment so I asked for an extension of the deadline to 29th, the first day when I would be back in town to get my documents home but they were only willing to extend it to 27th 5pm PST. I also asked to upload my electronic paystubs and W2s which can prove my identity as initial evidence and I am willing to do the zoom meeting later with physical SSN card when I am home on 29th, request declined again. Then at 3:52 pm on 27th I was informed the application was cancelled and they will not refund the $100 application fee. During the whole application process, there is apparently a gap between the Terms and Conditions which we signed for and what actually was conducted. The Terms and Conditions didn’t mention possible followup to prepare SSN documents except that we will have 24 hours to either accept or decline the apartment, I also didn’t receive any instructions to do that in the first 24 hours of my application when I still had the chance to prepare the docs. I could fully understand they didn’t inform me early enough when I still had chance to bring the docs with me but why they couldn’t understand me? The fact the notice of cancellation of sent at 3:52pm instead of the promised 5pm adds up to the fact that there was no spirit of contract from the Avalon application team. I actually liked the local leasing office at Ava, they are all nice and friendly but unfortunately the central Avalon applications team is really not doing its job well and I had to leave this review here for awareness.

I've lived here for 2 months. Everything is good. Officers are warm and helpful; Maintaince expert Lamin taught me how to use the refrigeration's filtered water and icing. It's pretty quiet at night so good sleeping quality. So far, only two unplasant experiences (but It probably won't occur often): One of the garage doors broke for 2~3 weeks; One or two nights there was a car beeping loudly at 3am for dozens of minutes. Another thing to notice. Through out the day, occationally there will be a few times that the 8th floor (where I live) tremble for 0.x seconds. The officer told me it's due to the construction site nearby.
